In March, 2002 the IRS issued Revenue Procedure 2002-22 launching a multi-billion dollar real estate industry by allowing the average investor to participate in 1031 tax deferred exchanges with large, institutional-grade properties.

Since the TIC (Tenant-in-Common) offering industry was created by the publication of the IRS Revenue Procedure, it has grown to more than $5 billion in annual equity raised. The industry is now expanding into non-traditional real estate such as senior living facilities, golf courses, hotels, and oil and gas royalty interests.
